How to prepare for your first private consultation

What we’ll ask, what’s useful to have ready, and the one thing you shouldn’t do before anyone visits.

First: please don’t clean before we come

It’s the most common instinct, and the most common mistake. Clearing a room before a walkthrough is exhausting, can be unsafe if there’s heavy lifting or sanitation involved, and makes the estimate less accurate, which means surprises later. Nobody visiting will be shocked. Seeing the home as it really is lets us plan properly.

What we’ll ask about

You don’t need perfect answers. These are the topics we’ll cover, on the phone and at the walkthrough.

The home
Roughly how many rooms are affected, floors and stairs, and access: parking, elevators, gates, or a long walk to the door.
The people
Who lives there, who will make decisions, and who knows about the project.
Safety
Whether exits are clear, whether smoke alarms work, whether utilities are on, and any pests, mold, odors, animals, or damage you know about.
What matters
Rooms that matter most, items you’re hoping to find, and things that must not be disturbed.
Timing
Any date you’re working against, and the pace that would feel manageable.
Budget
If there’s a limit, tell us. We can prioritize the most important work within it.

What happens at the walkthrough

We’ll look at each area you’d like help with, ask what matters most, and note anything that affects safety or the work. With your permission, we’ll take a few photos to plan from. You choose which rooms we see and which we don’t.

Afterward you’ll get a written plan and estimate. You don’t decide anything on the day. How it works covers every stage after this one.
